Whether you’re in Orlando or Atlanta, it always happens to insurance adjusters all over. Your client calls with a what they think may be a water leak in their home’s foundation. Slab leaks aren’t something anyone should ignore! From major water damage to the high repair cost, the expense can be overwhelming.
Slab leaks can occur for several reasons, high water pressure, construction defects, corrosion, to every day wear and tear. Some of which can be considered negligence on the part of the homeowner. They can allow water to back up under the concrete slab or foundation. Which can leave the property owner with a costly mess.
There are some occasions when the damage from a foundation leak is covered by the homeowner’s insurance policy. In some cases, it covers personal belongings such as electronics, clothing and furniture. It may even cover the cost of a professional leak detection service to come out and locate where the leak is located and even digging up the slab. More often than not, it won’t cover the cost to replace or repair the pipes themselves.
Exactly what is covered and what is not covered is typically depends on the contract.
Of course, the home or business owner can be proactive and try and prevent a slab leak to avoid the whole mess and avert a huge expense by taking a few preventative steps.
We all love high water pressure, but it can put a big strain on the plumbing system. Water pipes tend to be too narrow for such high pressure, over time, compromising their integrity. Ensure your home maintains a proper water pressure.
Have the pH of your water tested. It is is too hard (or acidic) or too soft (or basic) it can contribute to the corrosion of your pipes. Which in turn leads to leaks.
Many chemicals, such as the ones many use to de-clog a drain, can end up damaging the pipes. Be mindful of what goes down the drain. Try and use more environmentally friendly cleaners.
